In late 2021, a member of our team contacted the owner of a 24-unit multifamily portfolio in our local market. After sending four prospecting emails, we received a phone call from the owner who wanted to know more about who we are, what we do, and what we could offer.
While the timing wasn’t right, we followed up for 7+ months, finally agreeing to a price of $1.9M for the portfolio. We invested $200k into unit renovations, increased NOI, and the property appraised for $3.1M just 12 months later – creating over $1M in equity for us and our investors (after closing costs)!

In early 2022, we conducted a direct mail marketing campaign to a data list of smaller buildings (3-4 unit properties). We connected with the long-term owner of a triplex, in excellent physical condition, located in a prime neighborhood. We negotiated a price of $372k and when we refinanced the property six months later, it appraised at $515k (with no money spent on renovations) – not bad for just a $3,500 direct mail marketing campaign! After closing costs, we acquired a property with over $100k in equity.
